Castle Rock right now.

July to September 2026REcolorado, single-family homes

From July to September 2026, Castle Rock single-family homes sold at a median of $735,000, up 5.0% from a year earlier, according to REcolorado. By ZIP, 80109 rose 6.1% and 80108 0.5%, while 80104 slipped 1.8%. Homes averaged 52 days on market and sold for a median 99.4% of list price, with 519 homes for sale in September.

My read: Castle Rock rewards preparation. Well-priced homes are still selling close to asking, but buyers have time to compare, so getting the price right on day one matters. The bigger swing here is metro district levies: two homes at the same price can carry very different tax bills.

Castle Rock, Douglas County, with three ZIP codes: 80104, 80108 and 80109. See all Castle Rock homes for sale or jump to the monthly cost calculator.

Inside one town, the metro district levy, HOA rules, water provider and school feeder pattern can change from street to street. I verify each of these for a specific home before you commit, usually during the inspection period.

How I work in Castle Rock.

I keep my services focused on four things I do personally for clients in Castle Rock, Castle Pines and across Douglas County. Each one starts with a conversation about your goals, not a script, and each one ends with you knowing your real monthly number and exactly where you stand.

My services include

Two-story Castle Rock home with a stone front and a three-car garage

Buyer Representation

We start with a free consultation about your needs, timeline and budget, and I connect you with a trusted local lender for pre-approval before we tour. I walk you through the written buyer agreement line by line, then curate showings in person or by live video. Before you offer, I check what changes street to street in Castle Rock: school assignment with DCSD, the metro district levy, HOA rules and the water provider. Your offer is priced from the closest comparable sales, not the town median.

Seller Representation

It starts with a free home value estimate, then a written pricing plan built from the closest comparable sales in your neighborhood, so you see the math before you list. You get my Castle Rock Seller Staging Guide, the same room-by-room prep checklist I use with my own listing clients, and clear communication from list day to closing day. Pricing it right on day one is what keeps your home from sitting.

New Construction

New construction in and around Castle Rock ranges from established national builders in master-planned communities to custom home builders working lot by lot. Bring me to your first model visit so you have your own representation. I help you compare builders, read the purchase contract and HOA documents, and negotiate incentives such as rate buydowns or closing costs. When a builder goes quiet, I keep pushing until you get answers and solutions.

Relocation

Moving to Castle Rock from out of state? I run live video tours, send inspection reports the same day and verify school assignment, utilities and the metro district levy before you commit. I serve Castle Rock, Castle Pines, Parker, Highlands Ranch, Lone Tree and the rest of Douglas County, so we can compare towns side by side. When it is time to close, we work with your lender and the title company to close in person, electronically or by mail, depending on what the lender allows.

Client experience

Your Castle Rock real estate agent, voted 2026 Best of the Best.

Buying or selling in Castle Rock has a lot of moving parts: metro district levies, HOA rules, builder contracts and, often, a move from another state. My job is to make all of it feel organized. You get a clear plan at the start, honest answers along the way and a heads-up before anything important happens.

Readers of the Castle Rock News-Press voted me their 2026 Best of the Best Agent/Realtor. That recognition came from the community, not from me, and it is the standard I hold myself to on every deal. Here is what working with me feels like.

Timelines are typical estimates. Your contract sets the exact deadlines, and they vary by lender, HOA and season; new construction follows the builder's schedule.

Questions About Buying and Selling in Castle Rock

The questions I hear most often before we start working together.

There is no single best agent for everyone in Castle Rock, and I'd be wary of anyone who claims the title. Judge agents on recent sales in your part of town, how they price from closed comparables, how fast they answer and what verified reviews say. Interview two or three. I was voted 2026 Best of the Best Agent/Realtor by readers of the Castle Rock News-Press, and I'm happy to share my recent sales and client reviews.
Since August 2024, buyers sign a written agreement with their agent before touring homes listed in the MLS. The agreement states what the agent is paid and who pays it. Every fee is negotiable, and a seller may offer to cover some or all of it. I walk you through the agreement line by line before we start.
Yes. Buyers relocating from out of state can tour homes by live video, get inspection reports the same day, and work with the lender and title company to close electronically or by mail, depending on what the lender allows. Many still visit once before closing, but it isn't required. I'm glad to set that up for you.
